Garland Griffin Homes builds in the western and south western Cleveland Ohio suburbs. In Cuyahoga County we build in Westlake, Olmsted Township, Bay Village, Rocky River and Strongsville. How Do I know if I can afford a new home?
We will help get you set up with one of our preferred lenders who will then help you in qualifying you for your new home.
How much does it cost per square foot to build a home?
It is really unfair and very difficult to determine a homes’ price solely based on square footage. So we do not price homes in this manner as it would not only be unfair to the buyer, but it would also not be fair to us as the builder. We price each home part individually so that we can determine a fair and accurate price for each home and customer.
Can I build a new home when I have an existing home to sell?
Yes, Garland Griffin Homes preferred lenders has a very popular Construction to permanent Loan program, which may grant you access to a portion, or even all, of the equity in your current home. This equity can serve as your down payment and possibly reduce or even eliminate your existing home payment.
Another key benefit is moving directly from your current home into your new Garland Griffin home without being forced to move twice, rent or pay unnecessary storage costs.
We currently own a house that we have to sell before we can build. We don’t know what to do. Can Garland Griffin Homes help us with this transition?
We sure can. At Garland Griffin Homes, our professional staff has helped many families with this situation. First we refer you to a top-notch lender who can arrange the financing on your new home, pending the sale of your existing house. In some cases the lender will allow you to build while you sell your home if you qualify. Then we arrange for a professional realtor to help you list and sell your house on the real estate market. Hopefully, everything comes together in a timely fashion and you may be able to move from one house to your new home.
Garland Griffin will hold a lot and hold a price for you for an extended time while you arrange for the sale of your home.
We own a building lot. Will Garland Griffin build on our lot?
Yes, we will build within certain areas on your lot. We will visit your lot to evaluate and determine where best to locate your home. From there, your New Homes Sales Representative will meet with you to discuss the "site" work that would be involved and a final price for the construction of your new home.
Can Garland Griffin Homes customize their house plans to include my ideas?
Garland Griffin Homes uses full-time Draftsman with years of experience designing new homes and putting together all the important pieces to your specific home. Your New Home Consultant will meet with you to adjust our standard house plans and individualize everything necessary to get your home just the way you want it.
We have a new home plan from a magazine. There are several things we like about this plan. Can we use this?

How long does it take to build a new home?
We guarantee most of our new homes to be finished within 140 to 180 days after foundation is complete depending on size and interior finishes. Before construction begins, we will be happy to estimate the completion date. A final completion date is usually provided 30-45 days before completion.
How and when do I choose the colors and items for my new home?
After you sign Sales Contract and the plan is signed off, you will meet with our Selection Coordinator. At this meeting, she will take you through our Design Showroom and assist you with all the exterior and interior color and products choices needed for your new home. We invite you to visit our Design Showroom at our Main Office before your scheduled Selection Appointment to look around at what we offer.
